Now that summer is over and school is back in session, what is happening in the St. Louis real estate market?

As is typical of this time of year, there was a lull in our market toward the end of July and into the beginning of August. Since then, though, conditions have begun to pick up once again.

With this in mind, we’ve been getting a lot of questions from buyers and sellers about how to proceed through the rest of the year. Is it a good time to make a move or would waiting be a better option?

What’s been happening in the St. Louis real estate market in 2018 now that spring is here?

Market activity thus far has been very consistent with what we saw in 2017, especially during last year’s third and fourth quarters. Inventory has been light, and it’s been a seller’s market. In fact, we evaluated all inventory levels over the past 10 years and found that January 2018 had the lowest inventory levels of that 10-year period.

Today we'll discuss what's happening with the real estate market now that school is back in session.


We're actually seeing an interesting dynamic this year in that the school market didn't really have the impact that it traditionally does. Meaning there were not as many closings in August as there have been in the last three years.

 

With that said, the first quarter of 2015 saw a definite seller's market. We had a weak inventory, and multiple offer situations arose frequently. That calmed down a little as we entered April and May. We saw more of a balanced market, with equal opportunities for buyers and sellers.
